recently revealed that the "magic window" for listing a home for sale in the United States is the first half of May. The site found that U.S. homes listed between May 1-15 generally sell almost two weeks faster than the average listing in the year. Not only do these homes sell faster, but they also sell for more money — ones listed during this period tend to sell for $2,400 more than any other time of the year.
The reason May is such a hit with buyers is because most people start their home search in early spring, around March, but don't usually get the first home they make an offer on. By May, they’re willing to pay a premium to close the deal.
But why the focus on this upcoming weekend? Zillow also found that Saturdays are the best day of the week to put a house on the market, making this Saturday, May 12, the best day of the year to list. Fridays and Sundays are also winners in large markets. However, Boston is a bit of a rebel, as the best day to list there is on Wednesday.
In order to fully maximize your selling potential, be sure to tout the right home features. Keywords like steam shower, pizza oven, coffered ceilings, and farmhouse sinks tend to be a hit with buyers. Another trick is to choose your colors wisely. Homes with blue bathrooms sold for $5,440 more than expected.
